Naisoso’s Community Continues to Grow

The gated community of Naisoso Island continues to flourish, with almost $50 million of private construction either completed or soon to commence.This spate reflects the island’s growing attraction as Nadi’s most envied lifestyle precinct, with four different building firms adding more beachfront and riverside villas to the affluent neighbourhood.

“The size of the lots in Naisoso is generally 50 percent larger than an average residential building lot, and this gives the owner the opportunity to create a more spacious design without crowding out your adjoining neighbours,” noted Michael Rohan of Development Corporation (South Pacific) Limited.

The firm currently has one residence under construction, and a riverfront home to commence early next year, while a larger beachfront residence is in the design stage and due for construction at the end of 2016. “At the moment we have two houses under construction and are about to commence eight apartments. We are also working on three resort projects.”

Attesting to the island’s tropical ambience, he said Naisoso’s large lots allowed large residences that still managed plenty of room for glamourous outdoor living.
Though all villas share an opulent charm, each home boasts a distinguished design, with some specified to a particular market.

“Each home is very different; a couple have been designed and built solely for investment and focus on the tourism market,” noted Regan Berryman of Northern Blue Construction (NBC). “The others are for owners wishing to occupy themselves. These have been designed to the owner’s individual needs and requirements.”

Alongside one residence under construction and due for completion in March-April next year, NBC also has a few more lined up to begin in 2016.
“The standard is good and with the island still at the very early stage of development, the onus is on setting the standard and maintaining that or the integrity of the island.”

Presently, a total of 16 houses are completed or soon to be completed on the island, with a further 6 scheduled to start in the new year.
The temptation of the private island has also been boosted by an unmatched refund package on stamp duty for property buyers. This extraordinary deal will see stamp duty payments refunded to buyers who purchase and settle by February 29, 2016. Savings will also be increased with the Fijian Government’s VAT reduction of 15 to nine percent, from January 1, 2016.
